More than a residence in Greece
The Port House is conceived as a new urban community overlooking the port and the Saronic Gulf.
The development combines a new contemporary residential building with the transformation of an existing industrial structure, creating a destination with its own architectural identity, landscaped spaces and everyday amenities.
Generous terraces, Mediterranean planting and view-oriented architecture connect each residence with the sea, the city and the outdoor lifestyle of Greece.

At the gateway to Athens
Set in Drapetsona, within the wider Piraeus port area, the project sits between the energy of the city and the openness of the Saronic Gulf. The waterfront is approximately 160 metres away.
- The port of Piraeus and its international ferry connections
- Central Athens, approximately 30 minutes away
- The Piraeus commercial and business district
- The coastline and the Saronic Gulf
- Shopping, dining and everyday services
- The wider transport network of metropolitan Athens

Shaped by three central ideas
Views
Massing and orientation are shaped to maximise sea and city views, with landscaped terraces extending living outdoors.
Identity
The architecture draws on the movement of the sea, the landscape of Greece and the site's industrial heritage.
Experience
Residents move through gardens, terraces and view-oriented spaces — a private residential resort within the city.

A sequence of outdoor spaces
The landscape concept connects the building to the waterfront through a layered sequence of gardens, terraces and communal spaces — from the public realm at street level to the sky garden above the existing building.
From the street,
through the void,
up to the sea.
Six connected outdoor rooms rise through the development — a public edge open to the neighbourhood, a residents' heart at ground level, and elevated gardens reclaiming the roof of the existing industrial building.
Public realm → Residents' realm → Sky
- 01Ground level
Community space
The social heart of the development, flanked by terraced amenities and small lofts.
- 02Street edge
Public garden
Flexible open space linked to the public realm, with potential for hosting outdoor commercial activities.
- 03Arrival
Urban park
A hardscaped arrival plaza nesting the parking entrance, topped by activity areas.
- 04Above the existing building
Sky garden
Outdoor amenities clustered around a large terrace placed on top of the existing building — a seaside lookout.
- 05Roof
Rooftop pool
A pool deck with Mediterranean planting, open to the port and the Saronic Gulf.
- 06Vertical connector
The void
The main vertical circulation space, connecting through one iconic volume the main entrance, the old building, the upper levels, the community space (01) and the sky garden (04).
Everything within one connected environment
Services are distributed across the section of the building — public life at street level, open-air amenities above, and wellness and back-of-house below ground.

Balancing urban life with nature
The design seeks a symbiosis between the natural character of the waterfront site and the needs of urban life — creating unique, healthy environments through materiality, shading, seasonality and biophilia.
Final sustainability specifications and energy certification will be confirmed during the detailed design and construction process.
Urban
Overarching aesthetics · Unique experiences
Nature
Synergy of worlds · Social interaction
Balancing the nature-centric requirements of the site with the impact of urbanisation creates a symbiosis between the two — generating unique, healthy environments through the acknowledgement of materiality, shading, seasonality and biophilia.
Energy sustainability
Adaptable architectural responses to climate drivers such as orientation sit at the core of a resilient building.
Designing with seasonality and climate change in mind helps mitigate aggressive changes in weather patterns.
Extreme settings rely on scalable shading solutions at all scales and locations, from public spaces to façades.
Smart materials are a main pillar of design when it comes to passive sustainable solutions.
Social sustainability
Green roofs and façades are among the best methods of offering thermal comfort with social benefits.
A private connection with nature through balconies is a tool for enhancing long-term quality of life.
Opportunities for ground-floor permeability are necessary for a socially healthy setting — amenities play a key role.
Moments of decompression through physical privacy are key for a socially sustainable long-term life.
Quality of life — the shared outcome
Energy and social sustainability converge into a single goal: lasting quality of life for residents. The project is intended to incorporate the following passive and active strategies.
- Solar shading and climate-responsive façades
- Energy-efficient building systems
- Mediterranean and locally adapted planting
- Water-conscious landscape design
- Naturally shaded outdoor areas
- Recycling and waste-management infrastructure
- Electric-vehicle charging
- Bicycle storage and alternative mobility
- Retention and adaptive reuse of the existing building
